FLOOD INSURANCE COVERAGE key facts (& major differences to Homeowner coverage) – refer to the flood policy for specific details and all coverages. Per the flood policy, the definition of a flood is "…temporary or general condition of partial or complete inundation of 2 or more acres of normally dry land or 2 or more properties from overflow of inland/tidal waters, unusual or rapid accumulation or runoff of surface water from any source…"

  • The flood policy does not cover additional living expense, loss of use or profits, business interruption, earth movement, weight of ice/snow, freezing or thawing, or hail, back-up of internal sewers or drains, overflow from sump pump.
  • Property generally not covered for flood is that not located inside a fully enclosed building, recreational vehicles, decks, patios, walkways, fences, or retaining walls, hot tubs and spas that are not bathroom fixtures, swimming pools, bills, coins, currency, deeds, money, stamps, securities, or valuable papers, land, trees, shrubs, lawns, plants, or animals, property owned in common with unit owners, personal property such as paneling, linoleum, carpeting, and furniture located on any floor level with all sides below grade (e.g. basement, below grade level of split level, walkout enclosure).
  • Flood has limited coverage in basements or enclosures below elevated buildings. Generally, flood basement coverage is limited to utilities & equipment such as furnace, water heater, water tank, gas tank, sump pump, air conditioning, electrical boxes, foundation walls, and drywall. Basement coverage excludes personal property such as furniture and carpeting. NOTE: The basement definition under the flood policy is any area of the building with its floor below ground on all sides. The lower levels of a split or bi-level home are considered basements. Walkouts and crawlspaces are enclosures.
  • Detached garages on flood can be covered up to 10% of the dwelling amount, but this will then reduce the building amount. Detached garages used for residential, business, or farming purposes are not covered under this 10% rule, and must be insured under a separate flood policy. Other detached garages must be insured under a separate policy.
  • Flood does not provide automatic contents coverage, except for the Preferred Risk Policy. Contents coverage is an optional coverage and at additional cost to the insured.
  • Under the flood policy, wall-to-wall carpeting is covered under building coverage if permanently installed over unfinished flooring. If installed over finished flooring, wall-to-wall carpeting is covered under contents (if contents coverage is purchased).
  • Flood has separate deductibles applying to both the building and contents coverage.
  • Contents coverage is always ACV (actual cash value) for Flood.
  • A single family dwelling insured to less than 80% of the replacement cost will have ACV coverage on building damage. Secondary residences, 2-4 family residences, detached garages, and all non-residential buildings are always settled at ACV.
  • Increased Cost of Compliance (ICC) provides limited coverage to comply with state or local floodplain ordinance laws for elevation, relocation, floodproofing, or demolition. An ICC claim must be field separately and only if the community determines the home or business is substantially or repetitively damaged.
  • Refer to the flood policy for exact provisions of flood coverages and limitations and complete coverage restrictions.
  • All National Flood Insurance Program guidelines must be followed.  We cannot deviate from those rules. Exceptions to rules or guidelines are NOT permitted due to government regulations.

 

Advice after a Flood:  Report the loss via 800#

  • Before entering a building, check for structural damage. Look for foundation cracks, gas or water leaks, or sagging ceilings. If anything appears unsafe, do not enter. Do not use matches or lighters when entering buildings. Keep power off until an electrician has inspected the system. Begin clean-up as soon as waters recede. When it is safe to enter the home, begin protecting property from further damage.
  • Separate the damaged and undamaged items and store them in a safe place until the adjuster arrives. Do not throw out any damaged property without adjuster agreement. Take interior and exterior photographs of the damage prior to cleaning up, to show height of flooding and damages. Pull up carpet and padding from the floor and store for the adjuster to inspect Make a detailed list of damaged or lost personal property. Dry wet items that are salvageable. Place all account books, financial records, receipts, and other loss verification documents in a safe and dry place for later examination by adjuster.
  • Additional living expenses including hotel stays, meals, and lost time from work are not a covered expense under the flood policy.
  • Cooperate with the adjuster. The flood policy coverages and adjustment process are different than the homeowner policy. No exceptions can be made to the National Flood Insurance Program coverages or claims-handling process.
  • Come to agreement with the adjuster about scope of damage, meaning an agreement about what needs repaired or replaced – without dollar amounts.
  • The Proof of Loss document must be signed before claim payment is made.
  • All policy rating discrepancies must be resolved before claim payment is made.
  • The adjuster may require additional documentation from local community officials before claim payment can be made.
